as-salaam alaikum, is it permissible for a father to give a piece of land (whilst alive) to one child or anything of value and not to the others?

Dear Scholars, Assalamu Alaykum.I'm getting married soon insha'allah, and my mother wants to help me by giving me money, not as a loan, but more of a gift. She is wondering though that since Islam asks us to be fair among our children, does she have to give the same amount of money to my brothers as well?Jazakumullahu Khayr.
